Yazoo County is located in the central part of the State of Mississippi and comprises the largest land
mass of any county in the State, encompassing 934 square miles, with a total population of 28,149. Within the county are the four municipalities of Yazoo City, Bentonia, Eden and
Satartia. The county is rural in nature with Yazoo City being the County Seat and the hub of economic activity for the area. Yazoo County has long been known as the Gateway to the
Delta but is quickly becoming known as the Gateway to the Capital City. Yazoo County is only 45 minutes from the State Capital - Jackson, Mississippi. And although Yazoo County is
not part of the Jackson Metropolitan Area, its boundaries are contiguous with Madison and Hinds Counties, both of which are in the metropolitan area.

Convenient Transportation
Yazoo County is a very attractive area for industrial expansion and location. Transportation is a definite strength for Yazoo. Yazoo County is ideally situated near a large
metropolitan area. An Interstate Highway passes through part of the county and a four-lane US Highway is easily accessible to most of the county.
Yazoo City is home to the Yazoo
County Port which is one of the top five (5) ports in the state for tonnage shipped. We also have a fine general aviation airport that is envied by other communities our size.

Incentive Programs
Yazoo County has many incentives to offer industrial and retail businesses. All of Yazoo County is located in a HUD Renewal Community District. With few exceptions all firms that
are located within the district are entitled to a $1,500 per employee federal tax credit. Another important feature of this program offers benefits that allow accelerated Section
179 deductions. Other benefits include a Commercial Revitalization Deduction and a Capital Gains Exclusion.
All of Yazoo County is eligible for state incentives through the Mississippi GAP Program. The GAP program exempts new industrial businesses locating here from state taxes (income,
franchise and sales/use taxes) for ten years. The sales/use tax exemption covers the purchases of component building materials and equipment for the initial construction of the
facilities or expansion of facilities. Local property taxes are also exempted for ten years.
Depending on the number of jobs created, grants and below-market rate loans are also available through the Industrial Foundation and the Yazoo County Port Commission. All local
incentives are considered on a case by case situation. |

Quality of Life
In considering quality of life areas, Yazoo City recently received the Mississippi Development Authority Model City designation. All state programs will be made available to this
community to effect positive improvements in leadership, quality of life, curb appeal and Business and workforce education. We also have many and varied recreational facilities
along with a large number of clubs, organizations and churches. Hunting and fishing opportunities are also abundant.
